Some tasks use other systems
TownSq, ETrak, email, Dropbox when enabled for ACC intake, and other linked management or service systems may collect information under their own policies.
No known tracking pixels
The Association does not currently use Google Analytics, Meta pixel, reCAPTCHA, or similar tracking tools on this site.
What This Site Collects
The Blackhawk website provides community information, documents, resident links, and the Design Review ACC Application intake form. The site does not currently have its own resident login, comments, newsletter signup, or online payment processing.
If you email the Blackhawk team, use the ACC Application, or open a linked or embedded service, you may provide information such as your name, email address, phone number, property address, account details, photos, project details, documents, or other information related to your request.
The website may also collect basic technical information needed to operate and secure the site, such as IP address, browser type, device type, pages visited, date and time of visit, and basic hosting or security logs.
The Association does not currently use Google Analytics, Meta pixel, reCAPTCHA, or similar tracking tools on this site. WordPress, WP Engine, the website host, or installed website tools may still use limited cookies, logs, or technical tools needed for normal site operation, security, and performance.
ACC Applications And Uploads
If you submit an ACC Application through the Blackhawk website, the site may collect the information entered on the application and any supporting documents you upload. Uploaded files may include photos, plans, drawings, surveys, product information, or other project materials you choose to provide.
ACC Application materials are used for Community Standards intake processing and association record handling. A website confirmation means the application was submitted for intake processing. It does not mean the application has been reviewed, accepted as complete, or approved.
Application files are handled through private website-managed storage for staff processing. If enabled, Dropbox may also be used as a temporary intake storage location for application materials. The public form does not let residents choose or see the storage location.
Do not upload sensitive personal information that is not needed for your project review. The website may keep local intake copies, logs, and related application records as needed for processing, troubleshooting, records handling, and association operations.
Third-Party Services
Some resident tasks happen through third-party services linked, embedded, or used to support website processing. Those services may collect and use information under their own privacy policies and account terms.
- TownSq for account access, assessment payments, and account-related services
- ETrak for amenity reservations, eligible community event registration, and reservation management
- Association management or service systems for management, compliance, and record handling when used by the Association or management team
- Dropbox, if enabled, for temporary ACC Application intake storage and staff handoff
- Email links that open your own email service or app
- Calendar, document, utility, service-provider, and payment links that leave the Blackhawk website
When you use a third-party service, the Association does not control that service’s privacy practices, security settings, account rules, or data handling. Review that service’s privacy policy before submitting information.
How Information May Be Used Or Shared
Information may be used to respond to resident questions, route requests, process ACC Applications, provide community information, support resident services, maintain website security, keep appropriate association or management records, and comply with applicable law, association obligations, records requirements, or legal process.
Information may be shared only as needed for community operations, resident support, website operation, records handling, or legal and association obligations. This may include sharing information with the Blackhawk office, Goodwin & Company as association management, authorized association representatives, Board or committee members when needed for association business, service providers, third-party platforms, professional advisors, government agencies, courts, or other parties when required by law, association process, or legal process.
The Association does not use this website to sell resident personal information.
If you email the Blackhawk office or a staff member, your message may be received and stored through email systems used by the Association or its management team. Email is useful for resident support, but it is not always a secure way to send sensitive information.
If your message involves account details, compliance, Design Review, amenity access, reservations, or another resident matter, it may be routed to the staff member, association representative, or platform responsible for that request.
Photos And Event Media
Some Lifestyle events or event areas may include posted photo or video notices. If a notice or event waiver states that photography or video may be used, images from that event or area may be used for community communications, newsletters, website updates, social media, or related association purposes.
If you have a concern about event photography or video, contact the Blackhawk team before or during the event when possible.
Association Records
Some association books and records may be available to owners under Texas law and the Association’s records-request process. This Privacy Policy does not change any owner records rights, association records obligations, legal exceptions, or required production under law.
Not every resident communication or item of personal information is automatically an association record available to other owners. Records requests are handled under the applicable law, governing documents, and association process.
Children
This website is intended for residents, property owners, tenants, and community visitors. It is not directed to children under 13, and the site does not knowingly collect personal information directly from children under 13.
If a parent or guardian believes a child has provided personal information through this website, contact the Association so the issue can be reviewed.
Security And Retention
Information may be kept as long as needed for resident support, association operations, management records, Design Review processing, legal or compliance obligations, dispute resolution, website security, troubleshooting, or records requirements.
ACC Application files, website intake copies, storage records, and logs may have different retention periods depending on the storage location and association record needs. Temporary website or Dropbox intake copies may be removed after staff processing or cleanup, while official association records may be kept longer under association records practices.
The website and related systems use reasonable measures intended to protect information. No website, email system, file-storage system, or internet service can guarantee complete security.
