Before you use an amenity

These basics apply to most Blackhawk amenity use. Facility-specific rules are listed in the full details below.

Bring your fob

A fob may be required for access. Do not lend or duplicate fobs, and report lost or unauthorized fobs to the management office.

Stay with your guests

Guests must be invited by an eligible resident and stay with the resident while using amenities.

Supervise children

Children may not be left unattended. Pool and playscape areas have specific supervision rules.

No alcohol

Alcoholic beverages are not allowed on amenity premises or at public events.

No smoking or vaping

Smoking and vaping are not allowed where posted or prohibited by facility rules.

Use amenities as intended

Do not alter facilities, disturb wildlife, swim in ponds or drainage areas, or use amenity areas in unsafe ways.

Clean up before you leave

Remove trash, personal items, and event materials before your reserved time or visit ends.

Report a problem

General rules
  • Amenities are for eligible residents and their invited guests.
  • Residents are responsible for damage caused by household members, tenants, or guests. Damage may result in a $100 fee or the actual cost of repair, whichever is greater.
  • Fobs may not be duplicated or lent to non-residents. Please report unauthorized use or a lost fob to the management office.
  • Trespassing, vandalism, and deliberate inappropriate behavior are prohibited and may be prosecuted.
  • Alcoholic beverages are not allowed on amenity premises.
  • Smoking and vaping are not allowed where posted or prohibited by facility rules.
  • Rollerblades and skateboards are not allowed on amenity center premises.
  • Proper attire is required inside amenity buildings. Wet bathing suits are not allowed indoors. Shirts and shoes are required.
  • Lost and found items may be disposed of if not claimed within 48 hours.
  • Swimming or wading is not allowed in ponds, drainage areas, or water-retention features.
Blackhawk Amenity Center

These rules apply to the Blackhawk Amenity Center and related amenity areas. For reservations, start with the Reservations page.

Pavilion

  • Residents and guests use the Pavilion at their own risk.
  • Pets and animals are not allowed in the Pavilion.
  • Children may not be left unattended.
  • Residents are responsible for damage caused by household members, tenants, or guests.
  • Private parties that exceed the guest policy require advance reservation, cleanup after the event, and any required deposit or security arrangements.
  • Trash must be removed to the parking lot dumpster immediately after the event. Next-day cleanup is not permitted.
  • Events may not extend past the reserved time without prior written approval from management.
  • Live bands require written approval from management.
  • Alcoholic beverages and smoking are not allowed.
  • Fires are allowed only in designated fireplaces or barbecue pits.
  • The reserving resident must be present throughout the event.
  • Each household may reserve the Pavilion up to four times per year.
  • Pavilion reservation windows are 8:00 a.m.-3:00 p.m. or 4:00 p.m.-11:00 p.m., including setup and cleanup time.

Clubhouse

  • Residents and guests use the Clubhouse at their own risk.
  • Please exit the building before 11:00 p.m. The alarm system activates shortly after 11:00 p.m.
  • Pets and animals are not allowed in the Clubhouse.
  • Wet bathing suits are not allowed in the Clubhouse. Shoes and shirts are required.
  • Children may not be left unattended.
  • Residents are responsible for damage caused by household members, tenants, or guests.
  • Use of the Great Room or Kitchen after normal office hours, or for a group larger than 15 people during office hours, requires advance reservation.
  • Reserved Clubhouse use may require a user fee, refundable deposit, cleanup, security, and return of any issued keys or fobs.
  • Trash must be removed immediately at the end of the event. Next-day cleanup is not permitted.
  • Events may not extend past the reserved time without prior written approval from management.
  • Live bands require management approval.
  • Alcoholic beverages and smoking are not allowed.
  • Fires are allowed only in designated fireplaces or barbecue pits.
  • The reserving resident must be present for the full event.
  • Each household may reserve the Clubhouse up to four times per year.
  • Clubhouse reservation windows are 8:00 a.m.-3:00 p.m. or 4:00 p.m.-11:00 p.m., including setup and cleanup time.

Fitness Center

  • Residents use the Fitness Center at their own risk.
  • Only residents may use the Fitness Center. Guests are not allowed.
  • Children under 16 are not allowed in the Fitness Center.
  • Proper clothing and shoes are required. Swimsuits, jeans, and sandals are not allowed.
  • Food, drinks, and gum are not allowed. Water bottles are allowed.
  • Follow posted instructions and equipment guidelines.
  • Wipe down machines and equipment after use.
  • Limit cardio workouts to 30-45 minutes if another resident is waiting.
  • Stop using any machine or equipment that is not working properly and report it to management.
  • Residents are responsible for damage caused by household members, tenants, or guests.

Ball Field and Volleyball Court

  • Residents and guests use the Ball Field and Volleyball Court at their own risk.
  • To request exclusive use, start with the Reservations page.
  • All equipment and personal property must be removed after each use.
  • Items left behind may be placed in Lost and Found, removed, stored, or disposed of at management’s discretion.
  • The Ball Field and Volleyball Court may not be altered.
  • Residents are responsible for damage caused by household members, tenants, or guests.

Playscape

  • Residents and guests use the Playscape at their own risk.
  • Only residents and their guests may use the Playscape.
  • A fob may be required to use bathroom facilities, and the resident account must be in good standing.
  • No supervision is provided.
  • Children must be directly supervised by a responsible adult over 18.
  • Children must use the Playscape and its features as intended.
  • Bullying, teasing, verbal abuse, or other harmful behavior is not allowed.
  • Please report malfunctioning, hazardous, or broken Playscape equipment to management.

Parking Lot

  • Residents and guests use the parking lot at their own risk.
  • Drive slowly and carefully in parking areas.
  • Park only in designated areas and do not block other cars or the main entrance to the pool.
  • Parking hours are 4:30 a.m.-11:30 p.m. every day, unless otherwise noted.
  • Overnight parking is not allowed.
  • RVs, trailers, boats, and oversized vehicles are not allowed.
  • Do not park in fire lanes.
  • Follow posted parking lot signage and speed limits.
  • Accessible parking spaces may be used only by vehicles with proper authorization.

Greenways and Trails

  • Motor vehicles are not allowed on greenways and trails.
  • Camping is not allowed.
  • Pets must be kept on a leash.
  • Do not disturb wildlife.
  • Smoking and alcoholic beverages are not allowed.
  • If flooding occurs, leave the area immediately and move to higher ground.
Carries Ranch Recreation Center

Residents and guests use Carries Ranch Recreation Center and related facilities at their own risk. Fobs may not be duplicated or lent to non-residents. Public events and pop-up markets require prior written consent.

Recreation Center

  • Pets and animals are not permitted inside the recreation center, except service animals.
  • Wet bathing suits are not allowed inside.
  • Shoes and shirts are required.
  • Children may not be left unattended.

Fitness Center

  • Only residents may use the Fitness Center. Guests are not allowed.
  • Children under 16 are not allowed in the Fitness Center.
  • No supervision is provided.
  • Proper clothing and shoes are required. Swimsuits, jeans, and sandals are not allowed.
  • Food, drinks, and gum are not allowed. Water bottles are allowed.
  • Exercise and equipment use are at your own risk.
  • Follow posted instructions and equipment guidelines.
  • Wipe down machines and equipment after use.
  • Limit cardio workouts to 45 minutes if another resident is waiting.
  • Stop using any machine or equipment that is not working properly and report it to management.

Recreational and Fitness Classes

  • Only residents may participate in recreational or fitness classes. Guests are not allowed.
  • Classes may have a minimum age requirement. If a class is available to children, the child must be accompanied by a responsible adult over 18 from the household.
  • Residents must make a reservation for each class.
  • A participation fee of up to $15 per class may apply.
  • Class reservations are first-come, first-served and subject to availability.
  • A waiver of liability is required to reserve and participate in a class.
  • Proper clothing and shoes are required.
  • Food, drinks, and gum are not allowed. Water bottles are allowed.
  • Arrive on time. Late arrivals may be barred from entering, and the participation fee may not be refunded.
  • Wait to enter the classroom or set up equipment until the previous class is finished.
  • Disruptive residents may be asked to leave, and the participation fee may not be refunded.

Ball Field

  • Residents and guests use the Ball Field at their own risk.
  • All equipment and personal property must be removed after each use.
  • Items left behind may be placed in Lost and Found, removed, stored, or disposed of at management’s discretion.
  • The Ball Field may not be permanently or temporarily altered.
  • Alterations may be treated as damage to the facility.

Playscape

  • Residents and guests use the Playscape at their own risk.
  • Only residents and their guests may use the Playscape.
  • Pets and animals are not permitted in the Playscape, except service animals.
  • A fob may be required to use bathroom facilities, and the resident account must be in good standing.
  • No supervision is provided.
  • Children must be directly supervised by a responsible adult over 18.
  • Children must use the Playscape and its features as intended.
  • Bullying, teasing, verbal abuse, or other harmful behavior is not allowed.
  • Please report malfunctioning, hazardous, or broken Playscape equipment to management.

  • If flooding occurs, leave the area immediately and move to higher ground.
Pool rules
  • Members use the pools at their own risk.
  • A fob is required for entry. Residents without a fob may be denied entrance.
  • Follow pool monitor instructions. Pool monitors may enforce rules and remove residents or guests who do not comply.
  • Children under 14 must be accompanied by a resident or sibling 16 or older. Residents 18 or older may supervise up to four children under 14.
  • Each household may bring up to four guests. Guests must stay with the resident at all times.
  • No running, rough play, diving, smoking, alcoholic beverages, or entering the pool under the influence of alcohol or drugs.
  • Glass containers and alcohol are not allowed in the pool area.
  • Only light snacks and drinks are allowed in the sitting area. Only water in plastic containers is allowed on the deck. Food is not allowed on the deck. Fast food is not allowed.
  • Only arm floats and toddler life preservers are allowed as flotation devices.
  • Offensive language and public displays of affection are not allowed.
  • Proper swimwear is required. Cut-offs and street clothes are not allowed.
  • No pets, bikes, skateboards, or motorized vehicles are allowed in the pool area.
  • No swimming outside designated pool hours.
  • No swimming with open sores or contagious diseases.
  • Children under 3 must wear swimwear suitable for their age. Diapers are not allowed.
  • Objects may not be thrown in the pool except pool and dive toys at the monitor’s discretion.
  • Pool gates must remain locked.
  • AC-powered equipment and loud music are not allowed. Headphones and earbuds are allowed if they do not interfere with others.
  • Pool furniture must stay within the pool area.
  • Private swim lessons are not allowed at designated community center pools.
  • Lap swimmers have priority in the lap pool. Other swimmers must vacate lap lanes if requested by monitors.
  • Members must register and sign the Amenity Use Agreement before using the pool.
  • Repeated rule violations may result in fines, suspension, or loss of pool privileges.
Public events and markets
  • Residents may propose public events to the appropriate HOA. Events are subject to approval before they may take place.
  • Vendors must submit any required application materials and follow applicable laws, permits, licenses, taxes, insurance, setup, cleanup, product, conduct, and safety requirements.
  • Vendor fees, booth fees, deposits, or damage charges may apply.
  • Alcoholic beverages are not allowed at public events.
  • Smoking and vaping are not allowed at public events.
  • Children must be directly supervised by a responsible adult.
  • Pets and animals are not permitted at public events unless otherwise specified, except service animals.
  • Attendees may not block entrances, exits, fire lanes, or other vehicles.
  • Trash and recycling must be placed in the appropriate receptacles.

each household may receive two fobs at no charge. Additional or replacement fobs are $25 each and may be limited by management. Minors will not be issued fobs.
